I aree with everything said above, but would make one clarification.
The NICE stuff is what is being traded between collectors, and the NICE stuff will always sell. But the Exc+, common maker, "not so special" Heers, Lufts, SAs, HJs, etc. seem very slow now when in the recent past these pieces too were snapped up greedily.
It is as if the entire hobby is holding out for the MINT and RARE more than it has in the recent past. Fair conditioned representative pieces are just not moving much.
